Terms and Conditions

These Booking Terms & Conditions apply to all reservations managed by Argyll Coastal Gems on behalf of the property owner. By making a booking, you agree to these terms.

1. Contract of Hire

All bookings are made between the guest (the “hirer”) and the property owner. Argyll Coastal Gems acts solely as the managing agent for the property.

A contract is formed once:

1. A completed booking is received, and
2. The required payment has been received.

2. Booking and Payment

1. Full payment is required at the time of booking.
2. Bookings are not confirmed until payment has been received.
3. All payments are taken securely online by card at the time of booking.
4. By making a booking, you consent to your details being shared with the property owner for administration purposes.

3. Cancellation Policy

If you need to cancel your booking, the following applies:

If you cancel more than 30 days before your arrival date, you will receive a full refund of the amount paid, less a £200.00 admin fee. If you cancel between 7 and 30 days before your arrival date, you will receive a 50% refund of the amount paid, less a £200.00 admin fee. If you cancel 7 days or less before your arrival date, no refund is due. Bookings paid by deposit are subject to a separate policy. Refunds are returned to your original payment method once approved.

We strongly recommend that guests take out suitable travel insurance to cover unforeseen cancellations.

4. Arrival and Departure

1. Check-in is available from 4:00pm
2. Check-out must be completed by 10:00am

Early check-in or late check-out may be arranged in advance, subject to availability and an additional charge.

5. Occupancy

The number of guests staying must not exceed the number agreed at the time of booking.

6. Property Care and Housekeeping

Guests are responsible for taking reasonable care of the property during their stay.

On departure, guests must:

1. Leave the property in a clean and tidy condition
2. Empty bins
3. Wash and put away dishes
4. Follow any additional checkout instructions provided in the guest information folder

Additional cleaning or damage beyond normal wear and tear may be charged.

7. House Rules – Smoking and Pets

1. Smoking and vaping are not permitted anywhere inside the property
2. A maximum of two well-behaved pets are permitted unless otherwise agreed.

8. Noise and Conduct

Guests must respect neighbouring properties and behave responsibly during their stay.

Where serious or repeated disturbances occur, the owner or managing agent reserves the right to terminate the stay without refund. Any damage or additional cleaning costs may be charged.

9. Complaints

Any issues during your stay must be reported immediately so they can be addressed promptly.

Complaints raised after departure may be more difficult to investigate but will still be considered where appropriate.

10. Property Unavailability

In the unlikely event that the property becomes unavailable due to circumstances beyond the owner’s control (such as fire, flood, or essential repairs), all payments received will be refunded in full.

No further liability will apply.

11. Access to Property

The owner or managing agent may enter the property in the event of an emergency or for essential maintenance, where reasonable notice will be given when possible.

12. Liability

The owner and managing agent accept no liability for loss or damage to personal belongings, or for any personal injury during your stay, except where caused by proven negligence.

13. Fair Use of Security Deposit / Charges

Where a security or housekeeping deposit is taken, it may be used to cover:

1. Damage to the property or contents
2. Excess cleaning required after departure
3. Missing items or breach of house rules

Any deductions will be reasonable and, where applicable, supported by evidence.

14. Governing Law

These terms are governed by the laws of Scotland, and any disputes will be subject to the jurisdiction of the Scottish courts.
